Full rewire, partial rewire, or neither
Not every house with old electrics needs rewiring. We look at what is there first, and if a new fuse box or one new circuit will do the job, that is what we will quote.
Full house rewires
New cable, sockets, switches, light fittings and consumer unit throughout. The right call when the wiring is rubber or fabric covered, or the house has not been touched since the 1960s or 70s.
Partial rewires
Only the circuits that are past it get replaced. Common where an extension or an earlier part rewire has left a house half modern. If the rest has life left in it, we will tell you so.
Renovations and extensions
Kitchens, loft conversions and extensions, wired while the walls are open and before the plasterer arrives. The cheapest moment to add the sockets you always wanted.
Landlords and rentals
When an EICR comes back unsatisfactory because the wiring itself has reached the end of its life. We work from the report, price only what it calls for, and give you the paperwork to close it off.
What does a house rewire cost?
A full rewire on a standard three bed home is £3,300 if the property is empty. If you are living in it, the same job is £4,125.
The extra 25 per cent is time. In an occupied house the furniture has to be moved and put back, floors and carpets protected, and the work done in stages so you are never left without power or lights overnight. If you are buying a house that needs rewiring, have it done before you move in.
Replastering is not in the price. We chase the walls, fit the cable and leave it tidy and ready for a plasterer. If you would rather we arranged the plastering, that is roughly £450 extra.
Smaller homes cost less and bigger or older ones cost more, because the price follows the number of circuits and how the house is built, not the number of bedrooms. Quotes are free, and we need to see the property to give you one.

Common questions
How much does it cost to rewire a three bed house?
£3,300 for a standard three bed home that is empty, and £4,125 if it is occupied. A 1930s semi with solid walls is a bigger job than a 1970s house with stud walls, even at the same size, so your price can sit either side of that. You get a fixed figure in writing after we have seen the house, and the quote is free.
Can I live in the house while it is being rewired?
Yes. We rewire occupied homes all the time. The work is done in sections so you have power and lights each evening, and we sheet up and clean down every day. It takes longer than an empty house and costs about 25 per cent more for that reason. If you have the choice, empty is cheaper and quicker.
How long does a rewire take?
It depends on the size of the house and whether anyone is living there. The work runs in two stages. First fix is the disruptive part: floors up, walls chased and new cable run. Second fix is fitting the sockets, switches, lights and consumer unit, then testing.
An empty house runs straight through. An occupied one is staged, so the calendar is longer. Your quote comes with a written timeframe.
How do I know if my house needs rewiring?
The clearest signs are cable covered in rubber or fabric, a fuse box with pull-out wire fuses, round pin sockets, and sockets or switches that are warm or scorched. Breakers that trip for no obvious reason and a house running on extension leads are worth a look too.
None of these is a diagnosis. An EICR gives you a written verdict, and it often shows that a new consumer unit or a partial rewire is enough.
Do I need a full rewire or will a partial do?
A partial rewire is the right call when only some circuits are past it. It is a false economy when the old cable runs through the whole house, or when you are about to replaster or lay new floors. Our test is simple: if you would be doing the rest within five years, do it all now while the floors are up.
Is the work certified?
Yes. A rewire is notifiable under Part P of the Building Regulations. As a NICEIC Approved Contractor we certify our own work, so you get an Electrical Installation Certificate from us with the test results for every circuit, and the Building Regulations compliance certificate follows separately. Keep both. You will be asked for them when you sell or let the property.
